APPRAISALS
We offer a full range of appraisal and valuation services. Our appraisal process is 100% compliant with HVCC guidelines and streamlines valuation operations during the settlement process. We save you time w/ short un-assigned periods; our competetors lose time bidding work to several panelist in an effort to reduce appraisal fee and increase their percentage- where-as we assign immediately. EVP understands the importance of reducing risk in collateral valuations and implements both automated and manual review/support solutions to meet your needs.
Full Appraisals (FNMA 1004/1073/1025): Full appraisal reports are delivered on the following forms:
• Single-Family - Standard URAR Appraisal Form - Conventional and FHA
• Condominium - Standard FHLMC-FNMA Condominium Report
• Multi-Family - Small Residential Income Property
Limited One-Family Appraisals (FNMA 2055/2065): Both Qualitative Analysis Appraisal Reports (Form 2065) and Quantitative Analysis Appraisal Reports (Form 2055) are available
Review Appraisals (FNMA 2000 Quality Control & Pre-purchase): Either a quality control review or a pre-purchase review is prepared on the standard FNMA 2000 form and delivered with subject photos and comparable photos.
REO Appraisal: Contains both "as is" and "as repaired" market values, subject and comparable photos as well as a detailed inspection report outlining repairs which are needed and photographs of all deferred maintenance.
OTHER VALUATION SERVICES
We offer a single point of contact for all valuation types, which ensures prompt ordering, placement and delivery of quality, detailed and well-supported valuation reports. Broker Price Opinion's (BPO) may be helpful for Loan Sale Due Diligence, Loss Mitigation, Foreclosure Bid Instructions, early default valuation and REO secondary valuations. Our clients also turn to us for Interior, Drive-By, various Desktop reports, BPO/CMA's and appraisals.
You can expect an easy to read report customized to your standards, accompanied by photographs and signed by the real estate agent. Our BPO Coordinators review the report to ensure its completeness, have adjustments made when necessary and forward the original document to you by the order date. We even offer “expedited” services for situations warranting a quicker than normal turnaround.

Standard BPO provides a 1-page report containing comparable data from one other property. This report is often used by clients who need a short form for an equity line application, portfolio analysis, quality review, or early default management.
Fannie Mae 087 Exterior is a fully compliant Fannie Mae BPO. Fannie Mae BPOs include detailed neighborhood information, comparable sales and listings plus itemized ($) value adjustments.
Freddie Mac 1092 Exterior BPO is a fully compliant Freddie Mac 1092 that includes detailed neighborhood information, detailed repair estimates, comparable sales and listings with value adjustments.

Our review team ensures completeness, compliance and reasonability in all valuation reports. We offer customized Quality Control to suit your needs:
BASIC QUALITY CONTROL
Each report receives an automated screening and individual pre-delivery review by our review staff to ensure: conformity with USPAP, industry or lender specific guidelines; basic accuracy; and clear support for value conclusion.
EVP QUALITY CONTROL
As an enhancement to our basic service, we can provide the necessary Quality Control specified by HVCC, consisting of a minimum of 10% review by our licensed appraiser staff. Enhanced review is completed by geographical market experts and is designed to indentify possible appraisal weaknesses or situations that require additional support and justification.
COMMERCIAL APPRAISALS
Our list of qualified commercial appraisers utilizes years of analysis of income producing properties to perform accurate, supportable appraisals. Our commercial appraisal experience includes apartment buildings, office buildings, industrial buildings, R&D buildings, mobile home parks, residential subdivisions, retail buildings and shopping centers, mixed portfolios, same-use portfolios, mixed-use buildings, and a multitude of other commercial property types.
PORTFOLIO QUALITY CONTROL REVIEWS
EVP is able to address your specific needs related to ensuring the quality of your residential and commercial loan portfolios. We will evaluate the quality and accuracy of each appraisal report in your portfolio to assist you developing and maintaining the highest level of stability and success. Our services can be adapted to your specific needs, with professional attention and service.
PROPERTY TAX APPEAL SERVICES:
To assist your Property Tax Appeal, we can perform a review to determine the current market value of a taxable property. Included in this process is the physical review of all land and improvements (i.e., buildings.) A professional review or appraisal of your property is provided as documentation in your appeal on assessed taxes.
